Scan-to-BIM Services for Existing Buildings

Renaid BIM Services supports the conversion of point-cloud and laser-scan information into BIM models for existing buildings and renovation projects. The modeling scope, detail, and deliverables are defined around your project purpose, source data, and required outputs.

Overview

From point-cloud data to usable BIM information

Existing-building projects often rely on survey data to understand current conditions. Scan-to-BIM can help teams represent those conditions in a structured model for design, renovation, coordination, facilities planning, or documentation workflows.

The suitability and achievable detail of a model depend on point-cloud coverage, registration quality, visibility, required tolerances, and the agreed modeling brief.

What we can model

01Point cloud to BIM

Develop BIM model elements from supplied point-cloud data according to the agreed scope and modeling conventions.

02Point cloud to Revit

Create or develop Revit-based models using available point clouds and project references, subject to software compatibility and the agreed deliverables.

03As-built BIM modeling

Model existing conditions for documentation, renovation planning, or coordination workflows based on supplied survey information and defined assumptions.

04Existing-building modeling

Support the modeling of relevant architectural, structural, or building-services elements, depending on available data and project scope.

05Scan-to-BIM production support

Provide a defined modeling package or additional production capacity for surveying firms, Scan-to-BIM providers, design practices, and project teams.

FAQ

What is Scan-to-BIM?

Scan-to-BIM is the process of using reality-capture data, such as laser scans and point clouds, to develop a building information model representing existing conditions.

Can you convert point clouds into Revit models?

We can discuss point-cloud-to-Revit requirements based on the supplied data, Revit version, model scope, and expected deliverables.

What point-cloud formats do you accept?

Please share the file format and a sample or data description. Compatibility and transfer arrangements can be confirmed during scoping.

Can you model every element visible in the scan?

The modeled elements and level of detail depend on the brief, point-cloud quality, visibility, required tolerances, and agreed scope. Hidden or occluded conditions cannot be verified from scan data alone.

Do you support renovation projects?

Scan-to-BIM models can support renovation and existing-building workflows when the model scope and intended use are clearly defined.

Quick answer

What is Scan-to-BIM?

Scan-to-BIM is the process of turning laser-scan or other reality-capture data (a point cloud) into a Building Information Model of existing conditions. The BIM team models walls, floors, openings, structure and visible services by fitting elements to the registered point cloud, then checks the model against the scan within agreed tolerances. It is used for renovation design, as-built documentation and facilities planning.

More questions

Scan-to-BIM FAQ

What level of accuracy can a Scan-to-BIM model achieve?

Achievable accuracy depends on scan quality, registration and the agreed modeling tolerance. Models are checked against the point cloud within the tolerance agreed for the project, and areas outside it are reported.

Do I need a registered point cloud?

A registered point cloud is the usual starting point. If registration information is incomplete, tell us during scoping so it can be reviewed before modeling begins.

Can MEP services be modeled from scans?

Visible services can be modeled where the scan captures them clearly. Concealed services above ceilings or inside walls cannot be verified from scan data alone.

Have point-cloud data ready?

Share your data format, project purpose, and required model outputs. We can discuss the appropriate Scan-to-BIM scope.
